it's the right answer
A treatment plant isn't a bigger, more expensive septic tank. It's a fundamentally different system — and for certain properties, it's the only compliant solution available. If any of these apply to you, it's likely what you need.
Your property is near a river, burn, or ditch
Since 2020, a septic tank cannot discharge to any watercourse. If your site doesn't have space for a drainage field at sufficient distance from the water, a treatment plant with EA-permitted discharge is the compliant route.
Your ground won't support a soakaway
If percolation testing shows your soil drains too slowly — or not at all — a standard drainage field won't work. A treatment plant produces higher-quality effluent that can discharge to a watercourse under permit instead.
You're building new and want future-proof
For new builds and conversions, a treatment plant from the outset means higher effluent quality, greater compliance confidence, and less risk of issues when regulations tighten further. Many planning consents now specify them.

Septic Tank
Passive settlement — requires drainage field
A septic tank settles and separates waste, allowing the liquid to drain slowly into the ground via a soakaway field. Simpler and cheaper, but only works where the ground is suitable and there's no watercourse nearby.

We size the plant correctly for your property and usage. An undersized system will fail — we don't cut corners on the calculation.

EA notification & permit
We register the installation with the Environment Agency and obtain the permit to discharge. A legal requirement — we handle it on your behalf.

Excavation & installation
Our team handles all groundworks, plant installation, inlet and outlet pipework, electrical connection, and backfill.

Commissioning & testing
Excavation, new tank or treatment plant, all pipework, drainage field or discharge connection — fully installed and tested.

Building Control sign-off
All documentation provided. We manage the Building Control process so you get the completion certificate your solicitor needs.
Worth knowing
Treatment plants need an annual service to maintain effluent quality and keep the EA permit valid. We offer service contracts — ask us when we quote.
The EA permit is site-specific and stays with the property. When you sell, it transfers to the new owner along with the installation documentation.
Most domestic treatment plant installations take 2–4 days on site. We give you a programme as part of the quotation.
If your existing septic tank is structurally sound, in some cases we can upgrade it to a treatment plant rather than full replacement — we'll advise at the survey stage.
