Why people come to us
Three reasons you might
need a tank replacement
System Failure
Your system has stopped working
Sewage backing up, bad smells, soggy patches in the garden, drainage that's slowed to a crawl. These are signs the tank or drainage field has failed. The sooner it's assessed, the less disruption the fix causes. Call us — we'll come out quickly.
EA Compliance
You've had a letter from the Environment Agency
Since 2020, it's been illegal for septic tanks to discharge to a watercourse. If you've received a notice, you have a legal requirement to act. We deal with EA compliance replacements regularly and know exactly what's required to resolve it.
Property Sale
It's come up during a sale or survey
Solicitors and surveyors are increasingly flagging drainage issues during conveyancing. If yours has been queried, you need a quick assessment to understand whether it's a real problem and what it'll cost to fix. We can turn this around fast so it doesn't hold up your sale.
Your options
Replace like-for-like,
or upgrade to a treatment plant?
When we come to assess your system, this is the key question we'll help you answer. Here's the honest summary of both options.
Option A
Replace with a new septic tank
If your ground still drains properly and there's adequate space for a new drainage field, a direct replacement is usually the most cost-effective route.
-
Lower upfront cost than a treatment plant
-
Suitable where ground conditions are good
-
Discharge must go to a drainage field — not a watercourse
-
EA notification required before installation
-
Needs emptying every 12 months
We'll tell you honestly if this is the right option for your site.
Option B
Upgrade to a treatment plant
If your existing system discharges to a watercourse, or your ground conditions have deteriorated, a sewage treatment plant is the compliant route forward.
-
Legally required where discharge is to a watercourse
-
Works where ground conditions don't support a soakaway
-
Higher effluent quality — better for the environment
-
Future-proof — meets current and likely future regulations
-
Annual service required — we can arrange this for you
We'll tell you which option is right — not which costs more.
What's included
The complete
replacement process
Every replacement covers the full job — including decommissioning the old system. You don't need to arrange anything separately.
01
Free site assesment
We examine your existing system, check where it discharges, assess ground conditions, and tell you your options. No charge, no obligation.
02
Written quotation
A fixed price for the complete job. What we quote is what you pay — no additional charges when the digger arrives.
03
EA Notification
We notify the Environment Agency on your behalf before work begins. Required for every replacement.
04
Decommissioning
We safely decommission and remove the old system — including pumping, cleaning, and filling or removing the old tank as required.
05
New system installation
Excavation, new tank or treatment plant, all pipework, drainage field or discharge connection — fully installed and tested.
06
Building Control sign-off
All documentation provided. We manage the Building Control process so you get the completion certificate your solicitor needs.
What's included
A failed drainage field often looks like a failed tank. We'll check both so you're not paying to fix the wrong thing.
If the tank itself is structurally sound and just the drainage field has failed, replacement of the field alone may be sufficient — and significantly cheaper.
For property sales, we can provide a written condition report as well as a replacement quotation — useful for providing to your solicitor or the buyer.
EA enforcement notices set a deadline. Tell us when you received it — we'll make sure the job is completed in time.

How It Works
From your first call
to a working system
Here's exactly what happens when you get in touch with us about a new installation.
STEP 1
Get in touch
Call or fill in the form. Tell us what's happening — failed system, compliance notice, property sale. We'll arrange a site visit fast, usually within a few days.
STEP 2
assess and advise
We inspect the existing system, check ground conditions, and tell you honestly what's needed. New tank, treatment plant, or just a drainage field — and why.
STEP 3
We sort paperwork
EA notification, Building Control application, any required reports. All dealt with before groundworks begin so there are no hold-ups on site.
STEP 4
We install it
We decommission and remove the old system, then install the new one. Testing, commissioning, sign-off documentation — all handled before we leave site.
