Serving All of Scottish Borders
Septic tanks &
wastewater systems in Scottish Borders
The area either side of the border is some of the most remote and rural land in England. Properties are entirely off-mains, ground conditions are challenging, and the regulations differ depending which side of the line you sit on. We cover the Northumberland side — and we'll be honest about what that means for you.

It's an important question — because the regulations governing private wastewater systems are different in England and Scotland, and which side of the border your property sits on determines which rules apply and which authority you deal with.
ClearFlow covers properties on the Northumberland (English) side of the border — from the Cheviot Hills down to Berwick-upon-Tweed and all the remote farmland, cottages, and estates in between. We work under the Environment Agency's General Binding Rules and Building Regulations Part H.
If your property is just over the border in Scotland, the process is different — you'd be dealing with SEPA (the Scottish Environment Protection Agency) rather than the EA, and registration requirements differ. We can point you in the right direction, but we won't take on work in Scotland where a different regulatory framework applies.
If you're not sure which side of the line you're on — or if you're searching from the Scottish Borders and your property is actually in Northumberland — just call us. We'll confirm straight away.

Scottish Borders
The land approaching the Scottish border from the south is predominantly upland Cheviot Hill country — rolling moorland, thin soils over hard volcanic and sandstone rock, and a landscape shaped by centuries of sheep farming. Standard drainage field soakaways frequently fail percolation testing in this terrain. Treatment plants with permitted discharge are common here, and in many cases the only viable compliant route.
Rivers and burns are everywhere in this landscape — the Till, the Glen, the Breamish, the Aln, and dozens of smaller watercourses all flow through farmland carrying water from the Cheviot plateau. GBR watercourse rules apply to all of them, and rural properties near any of these rivers need careful assessment before any discharge arrangement is made.
The coastal strip from Alnwick north to Berwick is slightly different — sandstone and sandy soils near the coast can drain well, but coastal EA restrictions and the proximity of river estuaries add their own considerations.

How It Works
From your first call
to a working system
Here's exactly what happens when you get in touch with us about a new septic Tanks installationScottish Borders.
STEP 1
Get in touch
Call or fill in the form. Tell us what's going on — new build, rural property, barn conversion. We'll ask a few questions and arrange a site visit, usually within a few days.
STEP 2
We survey and test
We visit the site, carry out percolation testing, and assess access and ground conditions. You get a written quote with a fixed price. No charge for the visit.
STEP 3
We sort paperwork
Before any groundworks start, we notify the Environment Agency and submit the Building Control application. You don't need to do anything.
STEP 4
We install it
Excavation, tank placement, drainage field, pipework, testing, and backfill — our team handles the whole installation. Most domestic jobs take 2–4 days on site.
