Northumberland covers a wider range of geology and soil conditions than almost any other county in the North East. In the south and along the Tyne Valley corridor, you'll often find workable mixed soils with reasonable drainage — these areas can usually support a standard septic tank and drainage field, provided there's sufficient distance from the river system.

Move north into the Northumberland National Park and the picture changes. Higher ground around the Cheviots, Redesdale, and the Coquet Valley tends to have thin, peaty soils over hard rock — drainage can be poor, percolation results are less predictable, and in some cases a treatment plant with watercourse discharge is the only practical option.

The coastal strip from Alnmouth to Berwick presents its own considerations — sandy soils around dune systems can drain fast, which affects drainage field sizing, while properties close to designated river mouths and coastal zones face additional EA restrictions on discharge.

Mixed & alluvial soils

Reasonable drainage in many areas, but river proximity means GBR watercourse rules apply. Drainage field siting needs careful assessment near the Tyne and North Tyne.

National Park & Uplands

Thin peat over rock

Poor percolation in many upland areas. Treatment plants with permitted watercourse discharge are often the most viable solution in Redesdale, Coquet Valley and Cheviot areas.

Central Northumberland

Clay & mixed

Areas around Morpeth, Alnwick and inland from the coast often have heavier clay soils. Drainage fields need careful sizing — undersized fields in slow-draining ground fail quickly.

Coastal Strip

Sandy & fast-draining

Coastal soils around Bamburgh, Seahouses, and Alnmouth can drain very rapidly. Oversized drainage fields or treatment plants with direct discharge may be required here.
